    This is a very well reputed restaurant and B&B, wonderfully located on the beach of Nossa Senora de Encancao (black, volcanic sand) on the stunning island of Fogo, just one mile from downtown Sao Felipe and easily connected by cart-road.

    The two storeys main building is made of:

    Ground floor ;115 sqm + 40 sqm covered veranda , facing the ocean, equipped as restaurant.

    3 bedrooms (each with private bathroom), fully equipped kitchen with annexed utility room and 14 sqm cellar on the lower ground floor.

    First floor :93 sqm + 46 sqm covered terrace with superb view -  big open space room with own bathroom and 1 bedroom with own bathroom and independent entrance.

    The building is surrounded by a tropical  garden of about 2400 sqm (regularly leased by the local authority until 2093), where banana, mango, papaya and coconut plants are grown, with a grenhouse equipped with drop irrigation system.

    In the garden, there is another independent bungalow of 16 sqm with own bathroom and a 20 sqm garage.

    All bedrooms are fully furnished and the restaurant is equipped.  A further extension is possible, either enlarging the main house or building some new bungalows in the garden.

    The property benefits of a totally autonomous off-grid photovoltaic system (4 kw power), an emergency generator (5 kw) and - although normally connected to the public water distribution system - it has a 1.000 liters reservoir tank and a 180 liters solar panelled system for hot water.

     



    Detailed information
    The commercial activity was started by the owner 7 years ago. During the last years a strong partnership with French, German, Italian tourism agencies has been developped and the B&B is present in all main Europeans tourism guides and sites.
